Zoning Review
The first step with any project is to obtain zoning approval or determine if it is not required. All properties in the Borough are located in a mapped zoning district. You can look up what rules apply to your property with our Zoning Lookup App. Sometimes a property is also regulated by a zoning district that "overlays" the district, applying special rules and permissions.
It is important to verify which zoning regulations apply to your proposed location. The Borough's Zoning Ordinance contains provisions for permitted uses, setbacks, density, parking, height and other important standards. If you are building an addition, adding parking, putting up a new sign, fence, or shed- you will need zoning approval. Interior renovations usually do not require zoning approval. Zoning Review Applications and Appeals
Use the Borough's online portal to request a zoning review where applicants can submit and pay the application fee 24/7/365. Requests are promptly forwarded to the Borough Zoning Officer for review. Residential applications are reviewed prior to 15 business days of application and commercial within 30 business days. If the Zoning Officer requires additional information, they will contact you in writing before the deadline.
Sometimes the Zoning Officer will direct the applicant to obtain approval from the Zoning Hearing Board. That process is outlined on the Zoning Hearing Board page. In other cases, the Zoning Officer may deny the application as presented, citing specifically why, and direct the applicant to seek a variance from the Zoning Hearing Board. Applicants are able to appeal any decision of the Zoning Officer to the Zoning Hearing Board as well.
